JWRB represents community associations and declarants of residential and commercial condominiums and other common interest communities throughout Connecticut. The firm’s attorneys have represented nearly 200 community associations on a broad range of matters. Some of the services we offer include:
- Providing general counsel for the operation and governance of community associations, including maintenance, budgets, assessments, meetings, notices, parliamentary procedure, corporate records, insurance, and resales;
- Interpreting and enforcing declarations, bylaws, rules, and architectural restrictions by fines and lawsuits;
- Revising and updating declarations, bylaws, and rules;
- Writing collection and foreclosure policies and maintenance standards;
- Reviewing and revising contracts with vendors for goods and services, such as construction work, landscaping, and snow removal;
- Advising on compliance with statutory requirements, such as accommodations under fair housing laws and zoning requirements;
- Assisting with approval and closing of bank loans to associations;
- Providing advice and support during transition of control from declarants, including warranty claims, delivery of property, evaluation of construction defects, and litigation; and
- Collecting delinquent common charges from unit owners and declarants and foreclosing statutory liens securing them.
